Eight Steps to Efficiently Empty Estate Residence(s)

I. Gaining a Handle. Gaining Hope.
During this initial meeting and “walk-through” Déménager will discuss which items in the estate have been earmarked, where they need to be sent, to whom and how. This “walkthrough” will also enable us to see what items are appropriate for auction, sale or donation, and what would need to be disposed of. Timing will also be determined as will what condition of preparedness for sale the home needs to be delivered in.

II. Orchestrating Resources. Organizing Results.
At Déménager, we believe in a multipronged approach to lining up moving company(s),auction company(s) and charitable organizations that pick up. This phase of the assignment would include but not be limited to:

  • interviewing and getting pricing from moving companies if art, furniture or personal items are being sent to family members and/or charitable organizations;
  • identifying appropriate auction company(s) and scheduling appointments and meetings with representatives from these various auction sources;
  • identifying other buyers and/or tag sale operators; and
  • pre-booking pickup dates by charities/thrift shops and advising them of the need for tax-deductible paperwork for the estate.

III. Reducing Clutter to Maximize Return.
During this phase, Déménager will dispose of items no one wants and that charities will not take. We will conduct a room-by-room removal of items that can go into the trash, such as open foodstuffs, toiletries and other bathroom products, worn/soiled linens and clothing, broken items stored in the attic or garage and other clutter.

IV. Ensuring the Highest Returns from the Highest Bidders.
Déménager will supervise as auctioneers pack and remove items for auction. We will prepare a proper inventory and make sure receipts are provided to the estate.

V. Working With Buyers/Sellers.
Organizing buyers of used and semi-antique furniture is also an important part of the process. That’s why, after the best items have been removed for the beneficiaries and auction, Déménager will invite buyers and/or tag sale operators in to look over the remaining contents. Our objective at this point of the process is to sell as many of the remaining possessions as possible for the best possible prices. Déménager will prepare an inventory of the items sold and the
prices they brought. We will also supervise the buyers at all times as well as the removal of the merchandise purchased. All proceeds are for the estate. Bank checks payable to the estate are our preferred method of payment from buyers whenever possible.

VI. Donations that Serve the Community and the Estate.
Déménager will oversee the donations of non-saleable items. We pack, wrap and inventory all remaining unsold items that can be donated to charities. Also, we will supervise their removal by the charities and make sure the charities provide receipts to the estate.

VII. Removing what Remains.
At this stage, Déménager will engage a company to dispose of any remaining items that cannot be put into the trash. While there are always some items that need to be hauled away, the previous steps will have greatly reduced their number and the expense of their removal. These objects may include old box springs and mattresses, broken furniture, badly soiled/worn area rugs, broken appliances and other sundry items. Déménager will be on-site to oversee the process.

VIII. Putting the Best Face Forward.
At this, the final step, Déménager will have the home cleaned and painted, the floors refinished, the windows washed, small repairs done, etc. to prepare the residence for sale. Again, all of these steps and services can be broken down into lesser parts and will be priced accordingly. Our goal is to provide a prompt and trouble-free breakdown of the estate residence(s) while maximizing dollars out to the estate and the beneficiaries.

The End of a Thankless Task.
